LBPM manages and maintains hundreds of properties in the greater Los Angeles area, including multi-family residential properties, homeowner associations, commercial properties, and single-family homes. To support these properties, we work with a number of select third-party vendors in all the trades needed to maintain these properties: landscapers, electricians, plumbers, handymen, painters, etc. We also partner with many professional service providers such as accountants, engineers, lawyers, and reserve study specialists to serve our clients’ needs.

You must have at least a $1M liability insurance policy

You must carry workers compensation insurance

You must stand behind your work, honor all warranties, and operate with the understanding that the job is done only when the customer is satisfied

STEP 1: Register your business with RMIS – Registry Monitoring Insurance Services


RMIS is a 3rd-party monitoring company that we use to track all the necessary certifications, insurance and other compliance information for all our vendors. When registering, you will need to submit evidence of liability insurance and workers comp insurance. RMIS won’t accept insurance certs from anyone except the carrier/agent. Please note that RMIS charges a $109 fee annually.


Once you’ve registered your company with RMIS and provided the necessary certifications, they will send you a Vendor ID number, which we’ll need.

No Guarantees of Work: Registering your company with RMIS and adding it to our Approved Vendors list does not guarantee that your company will be solicited to bid for jobs or to provide service. When service is required at one of our properties, we may be obligated to select a pre-approved vendor the client has designated, rather than one from our own list. With that said, LBPM is always looking for solid, reliable vendors to add to our list.

ADVERTISING

LBPM offers an advertising program to a select group of our top vendors to help promote their services to our clients and property supervisors. These select companies are allowed to purchase advertising space on the LBPM website, where their ads may be seen repeatedly by LBPM clients and property owners each time they visit the site (to check in on their property or download their monthly operating statements).

REQUIREMENTS

We have organized the ads into broad service categories (insurance, financial services, real estate, construction and maintenance, etc.) to make it easier for our clients and supervisors to quickly find the service they need. The end result is similar to what our clients might find in the Yellow Pages or on a review site like Angie’s List, except that we only feature those preferred vendors that (1) we have an established track record with, and (2) meet our stringent requirements:

  • Must be an approved LBPM vendor in good standing
  • Must be established and viable. No start-ups or one-man operations.
  • Must have at least a $1M liability insurance policy
  • Must carry workers compensation insurance
  • Must stand behind your work, honor all warranties, and operate with the understanding that the job is done only when the customer is satisfied

  • How do I become a registered LBPM vendor?

    In order to become an authorized LBPM vendor, you must first register with RMIS (Registry Monitoring Insurance Services). Please note that there is a $109.00 annual registration fee. RMIS hosts the registration site and it is branded www.lbvendors.com.  Go to this location and read more about the specifics to the registration.

  • How much does the service cost?

    The fee is $109 per vendor per year for LBPM vendors. Once a vendor is certified with RMIS they are eligible to work across the entire LBPM portfolio of over 1000 commercial, multifamily, HOA and other properties managed by LBPM.


    The $109 fee is paid directly to RMIS; not to LBPM. LBPM does not profit in any way by our affiliation with RMIS. We simply use RMIS as a tool to make sure every client is properly protected, at all times. We often tell vendors to save the money they would have ordinarily spent on impressing us with bagels and donuts or other marketing offerings and instead, pay the $109 to get compliant and stay compliant with their insurance responsibilities.

  • How long does it take a vendor to sign up?

  • What's the normal time it takes a vendor to get approved?

    Usually within an hour. Certification is a relatively fast process assuming the vendor has proper insurance in place to meet your requirements at the time of registration and their insurance agent responds promptly to our requests.

  • What are LBPM vendor requirements?

  • How do you onboard our existing vendors?

    When a new client hires LBPM or a new vendor is hired, RMIS will send invitation letters under LBPM letterhead.

  • What if a vendor doesn't want to sign up online?

    In the event that a vendor does not have Internet access, RMIS has live customer support available to assist during normal business hours. RMIS customer support is (866) 396-1105 or questions@rmis.com

  • Are the vendors required to pay a separate fee for each property?

    No. The fee is collected once annually, regardless of how many properties are being serviced. Once a vendor is signed up they are free to work throughout the LBPM portfolio.

  • How are vendors notified if they aren't compliant?

    Non-compliant notices are sent via email. RMIS also has a compliance team of customer service representatives who contact insurance agents and vendors to assist in resolving non-compliant issues. At LBPM, vendors who have dropped their proper insurance coverage will not be paid until they are compliant or a waiver is signed by the board or owner.

  • Do you archive previous years' certificates of insurance, agreements, W9's, etc?

    Yes. All certificates of insurance, endorsements, W9’s, agreements and other required documents are archived and accessible indefinitely.

  • Does RMIS have a bilingual customer service staff?

    Yes, Spanish speaking customer service representatives are available to assist during normal business hours.

  • What if I already hired a vendor who is not compliant and they have already done the work. How can I get them paid?

    While LBPM again strongly recommends you do not hire any uninsured workers, we do acknowledge that we are not the owners of the property and the board can hire who they want. However in our over 30 years of business we have seen countless situations where an uninsured vendor has been responsible for untold sums of money in damage and legal liability. It is your prerogative to bring in any vendor you see fit, however if they are not in our system and their insurance is not provided, LBPM requires the board to sign a document waiving LBPM of any responsibility for bringing in the uninsured vendor. This waiver will be provided to you for signature. Please have your attorney read the document before signature.

  • What if my vendor doesn't want to enroll in this program or pay the signup fee?

    This program is set up for all parties’ protection. Often vendors are receiving very lucrative jobs from LBPM clients. To ensure that their clients have the peace of mind knowing they are properly insured it is certainly worth it to sign up with RMIS. It is recommended this be discussed with any vendor before any work commences on the property. Again, please note that the $109 charge is from RMIS and does not benefit nor profit LBPM in any way. RMIS is a third party vendor brought in to protect our clients.
